Bartley House is run by Matt and the team — a small UK family business. We refurbished the house ourselves, we look after every booking ourselves, and we'd rather you book direct than through a platform that takes a slice.

Why we're going direct

The big platforms have done a lot of good for small holiday-let owners — they put us in front of millions of guests, they handle the trust, they're easy to use. They also take 12–18% per booking. That's a meaningful number for a small business, and ultimately it lands in the price you pay.

So we're moving as much of our business as we can to direct bookings. You'll find Bartley House on Airbnb and Booking.com — and we hope you found us through one of them — but the fastest, friendliest, cheapest way to book is straight from us.

What "book direct" means here

Same house, same beds, same welcome tray — but a price that reflects the saving we make on commission, and a conversation with the people who actually look after the place. We answer email within an hour, take payment by card or bank transfer, and send you a key safe code the day before you arrive.

Beyond Bartley House

We also run two converted barns in rural Northamptonshire under the name Westfield Country Barns — Oak Barn and Chestnut Barn, near Braunston. Different country, same way of doing things.
